    Major structural works package at circa £585 psf to the three lower floors of 30 Charing Cross Road, completed to shell and core standard for fitting out by an incoming tenant, and whilst retaining the four floors of office above in live occupational use and managing the extremely intricate build logistics required for this site and its busy Central London setting.

    30 Charing Cross Road is superbly located in the heart of Leicester Square with all the retail opportunities this incredibly popular West End, Covent Garden Conservation Area site boasts. The building is six storeys (including basement), sits on the corner St Martin’s Court and is bordered by 3 kiosks. St Martin’s Court has restaurants and bars spilling out onto it, with seating and a charming London outdoor dining atmosphere.

    Gascoyne Holdings Ltd’s undertaking of these major alteration works comprise absorbing these 3 kiosks and part of 28 Charing Cross Road into the enlarged building footprint of 30 Charing Cross Road, and interlining the basement, ground and first floors to form a new three storey 3,078 sq ft restaurant / retail unit with side-facing orientation onto St Martin’s Court.

    With the extensive range of pre-construction site investigations, surveys and detailed design requirements, including the development of a robust Construction Management Plan and temporary works methodology ahead of tender, the works are being procured on a traditional basis under a JCT Standard Building Contract. Given the importance of these plans and methodologies to the success of the build, an extended post-tender / pre-contract award period is being adopted to further develop these documents in tangent with selecting the construction team.
