This former vehicle repair shop was transformed by stripping it back to the shell and a new CAT A fit out installed, including new lifts, glazing to the façade and new services. The alteration of the internal layout, along with an additional two floors led to a significant increase in the amount of net lettable commercial space. The scope involved extending the existing lift and stair core to service two extra floors at roof level. The Cat A standard fit out interior design featured an exposed soffit and services aesthetic. The works were carried out whilst the tenants in the three lower floors remained in situ. Defects were identified with the steel frame, which meant repairs were carried out and a cathodic protection scheme implemented to arrest the corrosion of the frame and prolong its life to support the long term use of the building as a commercial office. We were responsible for managing the design team from initial design stages, through the main contractor tender process and the on-site monitoring of the works. The project included a large amount of value engineering in order to reduce the construction costs to meet the required return from the client’s investment. This was successfully achieved within a tight programme. |
