Berkeley Square House required replacement of the heating and hot water plant on the 9th floor boiler house. The new modular boilers provide heating and hot water in a more controllable, efficient manner.

Before any works began, we undertook a feasibility study to evaluate the scope to undertake the works during the heating season due to the poor condition of the plant. While we determined that this was entirely possible the risks associated with disruption to tenants in this prestigious building outweighed the potential benefits.

The location of the works, occupied status of the building and buoyant contractor market have made this a challenging project to procure. We were able to obtain competitive tenders from three well regarded contractors and ultimately engage with the clients preferred contractor on a competitive programme and value.

These works have been fully designed and procured competitively on a traditional basis.
