Named after the former grocery store located on the corner of the site, The JJ Mack Building’s design was inspired by its roots. The use of natural materials and its bold interiors took inspiration from the era of the original JJ Mack and Sons, making it not only stand out, but provide a meaningful nod towards its heritage.
There’s no doubt that sustainability is at the heart of this building. The ambitious target of <15% embodied carbon was met, and the overall carbon emissions are estimated to be 52.8% lower than the rate defined in Part L of the Building Regulations.
The JJ Mack Building has been developed with Design for Performance principles in mind and will be submitted for a NABERS energy rating once post occupation criteria is met. NABERS is the industry standard in assessing the energy performance of buildings and the The JJ Mack Building targeting this accreditation reflects the commitment made during the design period to ensure that the building is a true market leader in terms of sustainable occupation.
The JJ Mack building is monitored and controlled through a highly detailed digital twin, allowing for consistent and reliable building management. The information is fed from the technology to an app which can be controlled by each individual occupier and key building information displayed within the reception area.

Outdoor spaces are available on floors 5, 7 & 9 with terraced access. The roof holds 144 327W photovoltaic panels, where the energy generated is sent back to the grid to help offset the on-site consumption. The roof also features 885 square meters of pre-planted native wildflowers, bulbs and grasses, spaces for birds and bats to safely roost, bug hotels and two bee colonies, all of which contribute to the biodiversity of the area.
HUSH are responsible for the monitoring of occupiers fit-outs on behalf of the landlord. Leading, managing and co-ordinating the base build design teams review of the occupier fit-out submissions to ensure they comply with the building’s systems criteria, lease obligations/license to alter requirements and achievement of energy in use NABERS UK targets.
Our role includes the preparation of a robust set of occuiper fit-out information with input from the basebuild design and facilities management teams, early briefing and on-going support during the occupier’s fit-out phases to ensure the experience runs as smooth as possible as the building transitions from basebuild Cat A through to fully fitted out and occupied whilst at the same time respecting the interests of all parties.
