The Kent House Refurbishment Project exemplifies a transformative approach to modernising a prime commercial building in London’s West End. Appointed by Great Portland Estates (GPE) as Project Manager and Employer’s Agent, HUSH PM&C is overseeing a comprehensive refurbishment to enhance the building’s amenities, sustainability, and aesthetic appeal. The project includes a rooftop extension creating a new amenity space and roof terrace, upgrades to the reception and common areas, installation of modern end-of-trip facilities, façade repairs, and the decarbonisation of the building through the removal of gas-fired boilers.
A rooftop extension transformed an underutilised area into a vibrant amenity space with panoramic city views, providing flexible areas for meetings, relaxation, and events. Reception and common areas were updated with modern finishes that celebrate the building’s art deco heritage, creating a timeless and elegant interior design. End-of-trip facilities were added, including secure cycle storage, showers, and lockers, promoting sustainable commuting. Façade repairs preserved the building’s historical character while enhancing weatherproofing and aesthetics. The removal of gas-fired boilers, replaced by an electric-based heating system, and upgrades to mechanical and electrical systems improved energy efficiency and significantly reduced the building’s carbon footprint.
Challenges included maintaining building operations during the structural rooftop extension and minimising disruption to tenants in a fully occupied commercial building. These were addressed through phased construction and robust tenant management. The logistical approach was also thoroughly implemented to address the loading restrictions on the existing roof.
The refurbishment revitalising Kent House, will increase tenant satisfaction through modern amenities, achieving significant sustainability milestones, and enhancing the building’s overall appeal and functionality. HUSH PM&C is proud to help deliver a future-proofed, energy-efficient space that aligns with GPE’s long-term vision for excellence in London’s West End.
